RENTAL REQUIREMENTS

Below is a list of basic criteria we take into consideration in order to rent out a property from us. PLEASE TAKE A LOOK AT THE REQUIREMENTS BEFORE PROCEEDING. You will need to fill out all the information to complete the rental application process. There is a $40.00 non-refundable application fee and a $40.00 for each additional adult occupant on the lease (anybody 18 or older). Applications will not be processed until all fees have been paid. All information obtained through the credit and background checks will not result in your application being denied or approved. We take into consideration all information as a whole. Your application status of being accepted is good for a 30-day period for any of our properties.

All Diamond Group Properties residents are enrolled in the Residential Benefits Package (RBP) for $40.95/month which includes the following: Liability Insurance, Credit Building to help Bost the resident's credit score with timely rent payments, up to $1M Identity Theft Protection, HVAC Air Filter delivery (for applicable properties), Move-In Concierge Service making utility connection and home service setup a breeze during your move-in, our best-in-class Resident Rewards Program, and much more! Applications will be automatically denied for any false or misleading information provided.

1. Application.

2. Copy of a valid photo ID (to be uploaded with the application). The legal name used on the application must match the photo I.D.

3. Credit background check: 

     A)  Credit Score 625+

     B) Collections: No collections in the last 2 years, for utilities or rent.

     C) Income 3 times the amount of the rent. 

     D) No evictions & judgments in the last 5 years.

4. Employment history: Current & previous.

5. Most recent 4 check stubs and/or monthly bank statements. (

6. Rental history: Current and previous landlord.

7. Additional occupants or residents, if over 18, must fill out a separate application.

8. Pets (if any), You must fill in pet information, type, license, registration, breed and vaccination. Note: Bully breeds are not allowed on any of our properties and not all properties accept pets.
